Cash to Close Is More Than the Down Payment

The down payment gets the attention. The full cash plan determines whether the purchase stays comfortable after closing.

A buyer who plans only for the down payment can be surprised by lender charges, title and settlement costs, prepaid items, initial escrow deposits, inspections, appraisal costs and the cash that should remain after closing.

Use four separate buckets

  1. Down payment: the portion of price not financed.
  2. Estimated closing costs: lender, title, settlement and other transaction charges.
  3. Prepaids and escrows: items such as prepaid interest, homeowners insurance and initial tax or insurance reserves.
  4. Post-closing reserves: money intentionally retained for repairs, moving, emergencies and program requirements.

Credits can change the allocation—not erase the cost

Seller credits, lender credits and negotiated concessions may offset permitted costs subject to contract terms, program limits and the actual charges. A credit larger than eligible costs may not become cash back to the borrower.

Property type changes the questions

A condominium, two-to-four-unit property, flood-zone property, or home needing substantial repairs can introduce different approval, insurance, reserve or timing considerations. Those questions belong in the planning stage, not after the contract clock starts.

The safer target is not “How little can I bring?”

Ask how much cash is required, how much uncertainty remains and how much liquidity should survive the closing.

Before writing the offer

  • Map a conservative cash-to-close range.
  • Decide the minimum reserve you refuse to spend.
  • Confirm that the property type fits the proposed financing path.
  • Coordinate financing dates with the contract and inspection strategy.
  • Keep sensitive documents inside the secure borrower portal.
